What ICGM provides
Coordinate the details around your business.
An interior project must work for the tenant, landlord and people using the building. ICGM connects architectural finishes, building systems and occupancy requirements to a practical sequence for the space.
Existing-condition and landlord coordination
Interior architectural and MEP execution
Food-service and specialty equipment interfaces
Phased or occupied-site planning
Punch, inspections, training, and turnover
Our approach
Build the space. Plan the transition.
Defined responsibilities and clear checkpoints connect the early plan to the work in the field.
Verify the starting point
Review existing conditions, landlord criteria, access restrictions and the tenant's operating requirements. Identify utility, equipment and base-building interfaces before interior work starts.
Coordinate the fit-out
Align partitions, finishes, millwork, lighting and mechanical, electrical and plumbing interfaces. Track submittals and owner-furnished items against the installation sequence.
Protect ongoing activity
Plan work zones, deliveries, temporary protection and shutdowns around agreed operating needs. Coordinate occupied-site phasing and communicate changes to the people affected.
Prepare the opening
Work through inspections, punch items and equipment interfaces in the order needed for turnover. Organize operating information and remaining responsibilities so the tenant can plan its move-in.
- Coordinated tenant, landlord and base-building requirements
- A phased work plan tied to the opening or move-in sequence
- Documented punch, inspections and turnover information
